Floors that keep businesses running
A commercial floor carries foot traffic, carts, pallet jacks, spills, grease, chemicals and hard daily cleaning. It also shapes how customers and inspectors see your business. Bare or worn concrete looks tired, holds stains and can be hard to sanitize. Peeling paint or a failing coating can create trip hazards. A professionally installed epoxy or urethane system gives you a seamless, durable surface that is easy to clean and looks professional for years.
San Rafael has a varied business community, from restaurants and cafes downtown to auto shops, contractors, warehouses and light industrial units near the freeway, plus medical offices, salons, gyms and schools. Each has different needs, and we tailor the floor system to the work done on it.
Systems we install
High-build epoxy
Thick, solid-color epoxy systems are a reliable choice for warehouses, stockrooms, garages and workshops. They resist abrasion and chemicals and can include painted lines for aisles and safety zones.
Quartz and flake broadcast
Broadcasting colored quartz or vinyl flake into the coating creates a textured, slip-resistant surface. Quartz systems are common in commercial kitchens, restrooms and locker rooms, where wet floors are a fact of life.
Urethane cement
For kitchens and food processing with hot water washdowns, fats and thermal shock, urethane cement is the toughest option. It handles temperature changes that would crack ordinary epoxy.
Polyaspartic
When downtime has to be minimal, fast-curing polyaspartic systems let many spaces reopen the next day.
Working around your schedule
We know closing is expensive. We can phase large jobs so part of the space stays open, work nights and weekends and use fast-curing products to shorten the shutdown. Before we start, we agree on a schedule, a staging area and how we will protect fixtures, equipment and inventory. Dust control is built into our grinding process, and we keep the work area clean and safe.
Prep for commercial slabs
Commercial floors often carry years of grease, sealers, adhesive from old flooring and layers of paint. We remove those with diamond grinding or shot blasting, depending on the slab. We repair cracks, rebuild damaged joints, fill pits and correct low spots that hold water. Moisture testing is especially important in older buildings near the bay, where vapor can push up through slabs without a barrier. Proper prep is what lets a commercial floor last.
Safety and cleanability
We choose texture levels to match the hazards in each area. A dining room might get a smooth finish, while a dish pit or walk-in cooler gets heavier grit. Integral cove base carries the coating up the wall a few inches, removing the seam where dirt and moisture collect. That detail is valued in kitchens, clinics and anywhere sanitation matters. Seamless floors also mean fewer places for bacteria to hide.
Industries we serve
Restaurants, bakeries, cafes and breweries. Auto repair and detailing shops. Warehouses and distribution spaces. Medical, dental and veterinary offices. Fitness studios and gyms. Retail stores and stockrooms. Schools and childcare centers. Each space gets a recommendation based on traffic, chemicals, temperature, moisture and appearance.
Documentation for inspectors
Many businesses need to show inspectors and property managers what was installed. We provide product data sheets, safety data sheets and a summary of the system, including coats, thicknesses and cure times. That paperwork also helps your maintenance staff choose cleaners that will not harm the floor.
Maintenance plans
A commercial floor lasts longest when it is cleaned correctly and topcoated before wear reaches the base. We recommend cleaning products and methods for each system and can schedule periodic inspections and recoats. A maintenance recoat costs far less than a full replacement and can be done quickly.
